Comprehensive Process

Predesign

  • Conduct site feasibility studies and masterplanning.
  • Review brief, requirements, budget and program
  • Select/recommend sub-consultants and prepare design briefs for sub-consultants
  • Inspect site and assess conditions
  • Assess regulations and authority requirements
  • Analyse functional relationships and area requirements
  • Analyse adequacy of budget and program in relation to brief

Schematic (Concept) Design

  • Develop preliminary design concepts and spatial layouts.
  • Explore form, function, and material options.
  • Assess site context, environmental factors, and project constraints.
  • Consult with sub-consultants for input on structure, services, and other technical aspects.
  • Present initial design options to the client for feedback and refinement.
  • Prepare early-stage 3D models and visual representations.

Design Development (Detailed Design)

  • Refine and finalise the approved schematic design.
  • Develop detailed plans, sections, and elevations.
  • Select and specify materials, finishes, and construction methods.
  • Integrate structural, mechanical, electrical, and plumbing (MEP) systems.
  • Resolve technical issues and ensure design consistency.
  • Coordinate with sub-consultants and update documentation accordingly.

Documentation

  • Prepare comprehensive construction drawings and specifications.
  • Include detailed information on materials, finishes, and installation methods.
  • Develop schedules for doors, windows, and finishes.
  • Provide structural, MEP, and service coordination details.
  • Ensure documentation complies with regulations and authority requirements.
  • Finalise and issue tender documentation.

Contractor Selection (Tender)

  • Prepare and issue tender documentation to selected contractors.
  • Manage the tender process, including answering contractor queries.
  • Evaluate submitted tenders and negotiate terms.
  • Provide recommendations to the client for contractor selection.
  • Formalise the contract with the selected contractor.

Contract Administration & Post-Contract

  • Oversee construction to ensure compliance with design and specifications.
  • Manage and assess variations and changes during construction.
  • Conduct site inspections and address any issues that arise.
  • Review and approve progress claims and variations.
  • Coordinate final inspections and handover.
  • Provide post-occupancy support and resolve any defects.
